London Borough Hammersmith & Fulham (LBHF) approached us as they needed to appoint a consultant to help them deliver nine packages of external refurbishment works across the borough.
After speaking with them to learn more about the project’s particular requirements we facilitated a direct contract award to Baily Garner through the Multi Disciplinary Lot of our Consultancy Framework. Baily Garner then worked with us to carry out subsequent procurements for LBHF through our Building Works Framework to appoint contractors able to deliver the refurbishment works.
Baily Garner worked with LBHF to deliver their nine packaged of external refurbishment works. They comprised of a range of properties from high-, medium, and low-rise blocks of flats, to individual stucco-fronted houses. They provided a building surveyor-led contract administrator, as well as acted as cost consultants, principal designers and CDM advisors. Baily Garner undertook an initial feasibility study for each scheme. This included a detailed budget estimate and then progressed this though full design and specification.
Project Successes.
- Baily Garner ensured that any components which required replacement were replaced with materials that would reduce the maintenance liability for LBHF. Energy efficiency and fire compliance upgrades were also a key consideration.
- Baily Garner & LBHF ran 18 out of hours consultations meetings prior to starting works. This ensured that everyone was able to attend. Listening to the residents helped the contractors to understand how to ensure the works did not impede their daily activities.
- Access to all properties was impeded by their location – they backed onto the main overground railway. Scaffolding had to be erected at night following a shut down of the tracks. Early liaison with LUL was imperative to a smooth-running project and to prevent unnecessary delays in erection.
