Working with Silva Homes, we developed an understanding of their specific requirements and advised on the best procurement route for them. They needed a contractor to undertake a full refurbishment of two connected residential blocks – Iveagh Court. The blocks consisted of 114 flats and maisonettes arranged over 4 storeys, with under croft parking beneath. The works would alleviate problems with damp, structural defects, poor pedestrian access arrangements and to improve the general condition of the properties.
Due to the complex nature of the works we recognised that a mini-tender would be the best route to market. Silva Homes would be able to use their own specification whilst still benefitting from our framework rates. We administered the tender though our procurement portal and supported Silva Homes with advice throughout the process.
Following a competitive tender and interview process, United Living was appointed to undertake the works.
Project Successes.
- Undertaking the works whilst the blocks remained in occupation was particularly difficult – United Living had to demolish and replace the existing access staircases. To maintain access they devised a temporary gantry solution.
- United Living allocated a full time RLO. They were based on site from the earliest stage. They met with residents frequently to show them works proposals, programme and finishes. They were also able to make their own colour choices and design options.
- Social Value on this project induced – the redecoration of a local community centre, various fun days, resident raffles, and United Living donation of the cycle store.
