They've expanded the New Homes Accelerator - what does it mean for Members

The government has recently announced Phase 2 of the New Homes Accelerator (NHA). We're unpacking what this means for our Members and how you can use the programme to unlock stalled developments.  

The NHA is a partnership between MHCLG, Homes England and the Greater London Authority that's designed to help providers overcome obstacles slowing down housing delivery. 

Up until now they've focused on large strategic sites - with most interventions aimed at schemes of 1,500 homes or more. But with Phase 2 they've widened its scope to support more sites. Crucially this means Members with sites previously considered "too small" may now be eligible for government-backed support to deliver more homes during this parliament. 

What are the key changes? 
  • More schemes are now eligible: sites below 500 homes can now apply
  • Targeted help to unblock delivery: you can access planning advice, technical support and cross-government brokerage
  • Focus on speed and deliverability: priority is given to schemes that can realistically deliver homes during this parliament
  • Round-the-clock access: Applications can be submitted any time through their portal

If you're dealing with delayed or complex sites already in the planning system, then the expanded NHA could be a good way to help.

Which sites are being prioritised?

The NHA is focusing its support on sites that:

  • are experiencing significant delays or obstacles
  • can be delivered within this parliament
  • are already within the planning system

If approved for support they'll tailor their service to your specific site. Services can include planning and regulatory advice, brokerage with statutory consultees and government bodies, and technical assistance to resolve delivery or infrastructure challenges. 

Applying for support

The NHA has different application options depending on the sites location. Sites outside London can apply via the national New Homes Accelerator portal. London-based sites are supported by a dedicated team and need to use the GLA's portal to apply.
